October sales were stronger in 12 of the 16 markets, showing a late-season rebound. Sales for the year improved in 8 of the 16 markets but dollar volume is down in 14 of the 16 markets, only up in Rowayton 11.8% and Old Greenwich 20%. When we exclude condos, dollar volume was also up in Ridgefield 1% and Stamford 4.2% Looking at the number of house closings New Canaan had the strongest rebound 16% while Westport declined 16% in 2019. Greenwich is usually the first to recover from a downturn and while we are seeing mixed signals there is some positive momentum at the high end as prices stabilize and buyers engage later in the season.

Cos Cob - October sales up 60% but 2019 is down 31%. Average closing price has gone from $1.624 to $1.299 this year. Average condo price went from $947 to $737. House and condo dollar volume is down 40% for the year.
 
Darien - October sales are even at 11 houses but 2019 is up 8.8% Average closing price has gone from $1.641 to $1.470 this year. Average condo price went down from $967 to $814. House and condo dollar volume down only 1.3% for the year.   See 175 Brookside Ave, an 1800 antique on 4+ sub-dividable acres for $2.8mm

Easton - October sales are even at 7 but 2019 is down 5.5% Average closing price has risen from $590 to $604 with a terrific 13 pending sales, up from 0. Dollar volume declined 3.3% for the year but its the second best year in a decade.

Fairfield - October sales down 3.8% but 2019 is up 3.7% Average closing price has gone down from $782 to $707. Average condo price went from $455 to $433. Total dollar volume is down 6.5%

Greenwich - October is up 12.5% but 2019 is down 8.6% and the average price has risen this year from $2.667 to $2.797. Average condo price is also up from $994 to $1.049 and dollar volume is down 6.2%.

New Canaan - October is up 1 house, 6.7% while volume for 2019 is up 30 houses, 16.4% The average price is down from $1.644 to $1.405. Condo sales are down 23.4% and average prices has declined from $743 to $715 Dollar volume for the year is down 3%

Norwalk - October closings are down 32.8% while 2019 is down 7.5% Average closing price has gone from $613 to $588. Average condo price went up from $280 to $305 and the condo closings are down 10.6% Total dollar volume for the year is down -9.6%

Old Greenwich - October closings are up from 5 to 8 and for the year is up 11 homes or 15.7% Average prices are up 3.1% from $2.236 to $2.304. Condo closings are up this year 33% Condo prices Rose from $498 to $525. Total dollar volume for the year is up 20%

Redding - October closings up 55% to 14 but down 3.7 % for the year to 104. Average prices declined 7.2%, $585 to $542. Condo sales are at 4 for the year, up from 2 last year. Total dollar volume is down 9.5% for the year.

Ridgefield - October closings are up 22% to 22 homes and we are even for the year at 279. The average closing price rose 1.5% from $714 to $724. Condo sales fell 20% in 2019 and the average condo price fell 3.1% from $328 to $318 Total dollar volume of both categories down 1%

Riverside - October closings down from 11 to 5. Closings in 2019 down from 90 to 75 and prices are down from $2.391 to $1.927. We saw 8 condo sales, up from 3 and total dollar volume for both categories is down 31% to $150 million.

Rowayton - October is up 1 house to 6 and for the year is up 5 houses to 66. Prices have declined 5.1% from $1.302 to $1.236. Condo sales for year are up 250% to 7 and the average condo price went from $316 to $1.133mm. Total dollar volume of houses and condos up 11.8%

Stamford - October is up 26% to 57 sales and for the year up 5% to 631 houses sold. Average price is steady at $643k. Condo sales are down 9% to 479 from 527 and prices declined 6% to $327 from $348. Total dollar volume down 1.8%

Weston - October is up 1 house to 10 and for the year is even at 138. Average price is also steady at $798. Total dollar volume is down 1.2% 

Westport - October is up 18% to 26 homes but 2019 is down 16.6% to 296 from 355. Prices declined 8% from 1.471 to $1.353. Condo sales are up 23.8% to 26 while condo prices declined 13% from $591 to $514. Total dollar volume down 22.6%

Wilton - October declined by 1 house and for the year Wilton is up 7.3% or 13 houses to 192. Prices declined 11.3% from $881 to $782. The condo market slowed 28% to 18 sold while prices there declined 13.9% from $394 to $340. Total dollar volume is down 6.8%
